What are the check-in and check-out times?
Standard check-in is 4:00 PM local time; check-out is 10:00 AM local time. Any changes require written approval.
What is the cancellation policy?
Two rates are offered. The non-refundable rate is final: no refund once confirmed. The refundable rate costs 8% more on the nightly subtotal and can be cancelled until 23:59 UTC 30 days before check-in, when the 3.5% card processing fee is non-refundable and everything else you paid is refunded in full; after that it is non-refundable. Stays starting within 30 days are offered at the non-refundable rate only. Review the full booking terms before paying.
When do I pay, and is there a security deposit?
If check-in is more than 60 days away, you pay 50% in secure Stripe checkout and the balance is charged automatically to the same card 60 days before check-in; if it is sooner, the full total is due at checkout. Your agreement also authorizes a separate $500 security deposit hold shortly before or during your stay (2 days before check-out, or the day before check-in for a 1-night stay); it is not an immediate charge. Government-issued ID is required.

- The reservation covers the guests named on the booking; the home may not be sublet or re-listed.
- No parties or events.
- No smoking anywhere on the property.
- Pets are welcome when declared at booking (pet fee $200); undeclared pets are a rules violation.
- Quiet hours 9:00 PM to 8:00 AM.
- Gatherings beyond the booked occupancy are not permitted.
- A $500 security deposit hold is placed on the card on file shortly before or during your stay (2 days before check-out, or the day before check-in for a 1-night stay) and released 2 days after check-out unless it is needed for damage; the exact release time is subject to the issuing bank.
